Some recent information (some just received) relating to the sale of the Sunoco Station at Braddock and Hutchinson:<BR>

 1.  A group of residents and property owners have signed a petition against the construction of a GetGo at this site and will be presenting it to Edgewood Borough Council at its next bi-monthly meeting on Monday, Sept. 19th meeting at 7:30 PM.<BR>
<BR>
 2.  Residents can review and sign the petition at the Braddock Express store at S. Braddock and Hutchinson, prior to the meeting.<BR>
<BR>
 3.  Edgewood council president Pat Schaefer has written an open letter to the community on this issue. Dear Mr. Cecconi:<BR>

On behalf of the Board of  the Regent Square Civic Association (RSCA), I am writing to share with you the Board’s thoughts on the upcoming sale of David Gerenyi’s Sunoco service station at the corner of S. Braddock and East Hutchinson Avenues.  Although many of the neighbors and Board members are saddened at the loss of this valuable business, we understand that the sale is an inevitable part of change that happens to all communities. However, because of the strategic location and visibility of this site, we would like to be involved in any dialogue that would occur over its subsequent redevelopment.  <BR>
<BR>
As you know, the RSCA has been very active in trying to improve the overall neighborhood and, particularly, the character of the business district and has plans to do even more over the next several years.  The Sunoco site, if redeveloped properly, can be a great asset to the business district and the overall neighborhood.  If not done with care and consideration for the rest of the neighborhood, it could undermine the work that the RSCA and the individual nearby businesses and residences have accomplished to date.  <BR>
<BR>
Over the last few weeks, several neighbors have approached the RSCA Board to express their uneasiness with what might happen on that site.  Their apprehensions revolve around three basic issues:<BR>
-       what the redevelopment will do to the image of Regent Square, <BR>
-       how the development will impact the business district, and <BR>
-       how the redevelopment will impact the adjacent residences.<BR>
<BR>
The image of the existing property, although a service and gas station, feels like it is part of a neighborhood business district.  Our first concern is that a replacement could be more of a highway commercial design rather than a neighborhood commercial one.  This would include signage and lighting that are meant to be highly visible at a distance to fast moving cars and a larger market area, rather than being scaled to a slower moving, very close residential street.  This would be out of sync with the Braddock Avenue business district and erode the character that everyone has been striving to improve.  We hope that you agree that the business district has improved recently and recognize that these recent improvements are still fragile and easily can become undone, particularly in our economic times.   <BR>
<BR>
The second and third concerns deal with how the redevelopment would impact the surrounding businesses and residences, and consequently the overall neighborhood.  These include not only the issue of image expressed above, but also issues of traffic (both at this busy intersection of Braddock and Hutchinson  as well as diverted to adjacent residential streets), noise, light pollution, pedestrian safety, trash, and hours of operation.  A number of property owners expressed these very concerns when they attended the RSCA Board meeting on August 1.  Their general feeling was that a redevelopment that does not respect the surroundings will have a negative impact and decrease the livability and the subsequent values of the neighboring properties.  <BR>
<BR>
The RSCA, as community representatives, would appreciate being included in any discussions that happen over the redevelopment of the Sunoco site and would like to meet with you and other Borough officials to understand what safeguards the Zoning Ordinance puts in place relating to this matter.  We would also like the opportunity to voice our concerns to both the Edgewood Planning Commission and Borough Council so that, when private meetings occur with the developer, these two bodies will be able to better express the neighborhood’s concerns.  <BR>
<BR>
Either I or Andrew Lang, our Edgewood Liaison, will be contacting you to determine:<BR>
-       when we can meet to discuss how Edgewood’s Zoning Ordinance safeguards the impact on<BR>
                the community, <BR>
-       how we might be included in the overall discussion of the site’s redevelopment, and <BR>
-       how we can better elaborate on the concerns expressed in this letter.  <BR>
<BR>
The RSCA truly believes that if the site is developed properly it can be a catalyst to continuing to improve the overall character of Regent Square and this key gateway to Edgewood.  Thank you for your time and any insights you can give us on this subject.  <BR>

There would be no cost to property owners or businesses for this work but your ideas and feedback are needed to ensure that your needs and concerns are adequately addressed. You do not have to give your business name if you do not want to…as I am just looking to aggregate an estimate that I can give the UPS Representative.<BR>

Lastly as an fyi... keep in mind:<BR>
1)      Even if one is on a regular pickup route, the boxes don’t pick up until about 7:00pm, which is key for when it is too late to call in for a pickup, and<BR>
2)      There is no charge to use a box, as opposed to calling in for the driver to come to your office.<BR>

<B> Ground Breakers $ 1,380 for 27 trees:  Kathie Meyer will pursue, their bid was for Labor only.<BR>
</B> Raymond Smith $ 5,000 (higher bid than last year), includes labor and some replacement lights.<BR>
<B> Danielle will check with Liam Minock regarding interest in tree lighting.<BR>
   Angela will also check with someone for tree lighting<BR>
</B> bids to be in by October 1st<BR>
* Deflavio’s will provide collection containers for businesses in Regent Square to<BR>
get additional support from residents and patrons to help defer cost of tree lighting.<BR>
